Typically, following receipt of satisfactory references Dukes will then collect the tenants deposit together with the initial month’s rent and having deducted our fees for arranging the letting and any outstanding contractor’s invoices, the remaining funds will be transferred electronically to the Landlord bank account after check-in. The deposit, if held with Dukes will be placed with the DPS (Deposit Protection Scheme) ready for refunding (less any charges due) at the end of the tenancy. If the Landlord wishes to hold the deposit he must be a registered member of a deposit scheme. FULL MANAGEMENT SERVICE LANDLORDS... Where these were felt to be unsatisfactory, a more detailed inspection would generally be made. A report of condition will be sent to the Landlord. • Organizing the running repairs and maintenance of the property where required. Dukes will either use the Landlords preferred contractors, or their own approved contractors). • Three months prior to the tenancy end date, a letter to both Landlord and Tenant is issued to establish if the tenancy will be continuing or ending on the agreed date. • Issuing a Section 21 to the tenants to terminate the tenancy on behalf of the Landlord. (If required) • ‘Check Out’ a final inspection of the property is carried out by us, taking in to account ‘fair ware and tear’. The Landlord will be informed of the property’s condition before any request for deposit release. • Deposit Return will be applied for after the tenants have vacated and the inventory and schedule of condition have been cross checked. Providing the property is left in a satisfactory condition, Dukes will request the release of the deposit from the DPS. If however there is a dispute over the condition of the property, the amount in dispute will be held back by the DPS and the remaining amount forwarded to the tenant. • Advice on the re-letting of the property, regarding the rental income and general condition of the property. If the Landlord wishes to hold the deposit he/she must be a registered member of a deposit scheme. Our office is open six days a week for your convenience.
